The following notes set out the basics when you decide to buy a property in Spain :
- It is customary to pay a "holding deposit" minimum of € 3000 upon making an offer on a property (and having been accepted), generally to the Estate Agent, or another third party, to have the property taken off the market. Later with a Preliminary Contract a deposit of 10% of purchase price is paid.
- Lawyers on both sides are put in touch with each other.
- General paperwork – NIE Number, Spanish Bank Account, Checks on property via lawyer.
Costs :
Property Transfer Tax 6 – 10%
Notary Costs, Title Deed Tax, Land Registry 1 – 2.5%
Legal Fees 1 – 2%
Estate Agent Fees 5% - Upon completion, signing at Notary
